What is the big difference between a Real Estate Company leasing a commercial property versus a property management company? It seems like its the same leasing idea (and contract?) but maybe with different tasks AFTER the lease is signed? Are the leasing fees/commissions usually the same? I guess I am trying to figure out why someone would go through a management company versus a real estate company or what really makes the difference?

The tenant has late unpaid rent when the lease agreement expired. Landlord entered premises and saw the house with extensive damage. Tenant has personal belongings left. Landlord changed the lock to be able to get money for unpaid rent, for repair of the brand new house that the tenant destroyed. Tenants were the first occupants of a brand new house. Tenant refuse to sign promissory note requested by landlord to sign. Tenant made an excuse that they will clean the house but the lock was changed. Carpet was stained, screen windows were removed and frames broken, blinds were destroyed. Wall around the house were all dirty, one lock of the door was destroyed. What are the landlords right in this case?
My husband and I signed a 6 month lease on a condo in Colorado. At the time of signing the lease we informed our landlord that due to a medical condition of my grandmother we may have to move on short notice. The landlord said it would not be a problem and was willing to work it out with us if the time came because this was not our first lease at this property. Today my husband informed our landlord that we will need to move out at the end of the month because of the previously stated medical condition. Our landlord stated that she would need to talk to her mother about letting us out of our lease because she is a co-owner of the condo. We have NEVER heard of the mother owning this property also and she has not been on either of the leases we have signed. Does anyone know if it is legal for our landlord to say that she can not abide by our agreement because of a co-owner we didn’t know existed?
I rented a room in a house, and had no written contract or lease. Everything was just month to month. I paid a 200 dollar security deposit, and when I notified the landlord around Dec. 12th that December would be my last month, she refused to give my deposit back because I did not give 30 days notice. The lady did not live in the house, and she instructed me to take up all house issues with “Brian,” her friend and the person who had lived in the house the longest, so that is who I told I was leaving at the end of December. She then says that I should have told her instead. Do I have any kind of a case in trying to get my deposit back. The room was left cleaner than what I found it, and I did not create any disturbances during my 4 month tenure. Any help would be appreciated.

If a tenant that had signed a lease before a property became foreclosed is paying his/her rent on time and the lender knows he will have a difficult time selling the foreclosed property why would it not be in the lenders interest to allow the tenant’s lease to continue?
1. I am referring to a renter that has taken care of the property.
2. If thats the case why not take the money from 6 months of rent(for example $1800 times 6 =$10800.) and allow a renter to finish out there lease instead of letting it sit with little possibility of selling it .

You have thousands upon thousands of homes where renters who ahev been paying there renter on time being thrown out. These homes are going to sit with property tax due and the lender has to pay it yet he would reject the rent of 10,800 in 6 months just TO LET SOMEONE RUN OUT HIS LEASE.

We own a rental property and are starting a new lease with new tenants.
Obviously as owners we would like a one – two year lease.
But we also are looking into purchasing a home and would like the option to sell our rental property (in order to pay down our new mortgage). Is there an exception clause we could put into the lease that would allow us to sell it (without the new owners accepting the lease)? Is that legal or are we trying to do something illegal?

My husband and I jumped into buying a house in pa. At the time it seemed perfect. Perfect location and greatest investment. We at the time were waiting for our credit to imporve so we took a rent to own option. The house had a sign that said buy from owner when we bought it. After signing a 3 year lease with the option to buy we found out the house is ridiculously over priced and then while looking over the howard hanna realty website realied our house is still listed as an active house to buy….is this a breach of contract and should we be concerned about this???
