I want to buy a multifamily property that doesnt cost too much and rent it out. I would also like to get a small house in the same area to live in.
If i quick claim deed an investment house to my son how fast can he resell it? We have a buyer and need to turn it fast so he can buy a house with the cash. There is no mortgage on the property and will sell for $30.000. Does he have to register the deed and wait or can he resell it with another quick claim deed? Also if it is a gift he should not have to show it as an income or should we make a loan contract with him to pay us back?
I lesed a room from a friend and signed a contract. 2 months ater she decieds that its just too much to handle so she asked if we can find some where else to live. I decided to buy a house and she and the other roomate can live together. I got my house within a month ad they could not find anything. now she says that i stil owe her for rent. what should I do I heard there is a Florida statue related to breakinging a lease automatically of purchasing a house. She did not give us anything in writing stating that we were finding another place of residence. do I have a case or should I give her the money?
Our house was foreclosed upon several years ago, before it was so easy to get refinancing. We’re in much better shape financially now and I’d like to buy again. How can this be accomplished?

Here is my issue, basically. My husband and I signed a lease back in December to rent a house. The landlord at the time made no mention of being interested in selling the house. Well, right after signing the lease, he says “Would you want to buy the house?” We said “No, not right now, our credit is not the greatest”. So fast-forward to two months later. He asks us if we want to buy the house, he will give us a “great deal”. We look into it, but find that our credit is still a bit too low and we had no down-payment anyway. A few days later, a rain storm hit and buckets of water started pouring out of the ceiling and from a light switch! So we were pretty happy that we didn’t buy it anyway. He supposedly fixed the roof, but we still were wary. A week or so later, he tells us that since we are not buying the house, he is putting it on the market. He proceeds to hire a realtor and put a lockbox on the door. A showing company calls anytime a realtor wants to show the house, although I demanded that I be given 24 hours notice. I was pretty angry, but the lease didn’t have anything in there saying the landlord could NOT sell the property. So I told him in no uncertain terms, if he were to sell the place, he has to buy me out of my lease. He said we would “talk about that when the time came” and I said “You better believe it!” The house was only shown once in the past five months but recently there have been more interested buyers, but the showing company calls me constantly harrassing me to show the house, not giving me 24 hours notice, which I flatly refuse to let them come with any less than 24 hours. All in all, it has been a terrible hassle.
I wonder if there is anything I can do, such as break the lease early to not have to deal with this constant harassment and intrusion of privacy? And if the landlord does sell before my lease expires, what exactly can I ask for in return? I would think it would be the same as if he broke the lease – he can ask for the entire rent that is left over, as long as he shows that he is trying to rent the property. I would think I should be allowed to collect the remainder of the money from the lease – or another mutually agreeable amount to “buy me out”.
Is what this guy doing legal? I have found lots of stuff on the internet about tenants breaking leases, but not much about landlords breaking them. This guy obviously KNEW when he rented me the place that he wanted to sell it, and is just trying to make money while he tries to sell. It is shady to me – a neighbor said he has actually been trying to sell it for years!
Anyway, what can I do, if anything?
I am currently renting a house for $1300 a month. I want to buy the house but I have no money saved. I was thinking of working out a rent to own agreement at the time of my renewal which is in november. So right now i am trying to get some ideas of how to present a fair deal to my landlord and allow me to save some money. What would ba restructered fair payment that would benefit the both of us? Any suggestions?
In about a month I’ll be renting a house for the same price i’m currently paying for rent (awesome deal), and it has an option to buy after a year… Are there any downsides or things that i should take into consideration if i decide to buy the place? the house is in montgomery county, ohio; and the seller apparently has to sell the place in the next two or three years due to multiple family health problems.

say for example you buy a house for 700,000 and the house forecloses and the house sells for 450,000 in foreclosure, what happens with the difference of 250,000.does the bank eat the loss?

so i signed up to this site called zingow.com and they send me a list of properties(most are foreclosed) around the area im looking for. im not really very good with real estate and do not fully understand everything, what do you guys think should i do? i asked for properties with in my price range, but im not sure if thats just for leasing. and the property profile they sent me doesnt really have any monthly prices and owner contact info?? should i contact the bank the bank instead??…hope i make sense thanks so much
