Getting evicted with small children in the state of Pennsylvania?

My landlord has sent us a 15 day notice of eviction because he came into our house when we were not here and without permission or notice and saw that we had gotten a small dog. The lease does say that pets are not allowed but the guy is a family friend and said he would let it slide with our other two dogs because it is a big house with a huge yard. We do not pay rent, instead we work for him (a lot) in lou of the rent but on the eviction notice he stated that we owe him $4000 in rent! My husband landscapes all of his properties (including a huge apartment building), is the super of his apartment building, fixes his other rentals, and cuts down his trees. He has never paid us for our work it has just always come off of the rent. We have lived here for a year and have never received a rent bill or a late notice. We have three babies and I heard that in the state of PA you can’t evict someone if they have small children, is that true? What are our rights?

If a rental lease is signed with one owner of the property can a co-owner change the terms?

My husband and I signed a 6 month lease on a condo in Colorado. At the time of signing the lease we informed our landlord that due to a medical condition of my grandmother we may have to move on short notice. The landlord said it would not be a problem and was willing to work it out with us if the time came because this was not our first lease at this property. Today my husband informed our landlord that we will need to move out at the end of the month because of the previously stated medical condition. Our landlord stated that she would need to talk to her mother about letting us out of our lease because she is a co-owner of the condo. We have NEVER heard of the mother owning this property also and she has not been on either of the leases we have signed. Does anyone know if it is legal for our landlord to say that she can not abide by our agreement because of a co-owner we didn’t know existed?

Are there any laws regarding notice to vacate a property if there is no written contract or lease?

I rented a room in a house, and had no written contract or lease. Everything was just month to month. I paid a 200 dollar security deposit, and when I notified the landlord around Dec. 12th that December would be my last month, she refused to give my deposit back because I did not give 30 days notice. The lady did not live in the house, and she instructed me to take up all house issues with “Brian,” her friend and the person who had lived in the house the longest, so that is who I told I was leaving at the end of December. She then says that I should have told her instead. Do I have any kind of a case in trying to get my deposit back. The room was left cleaner than what I found it, and I did not create any disturbances during my 4 month tenure. Any help would be appreciated.

I own my house but the neighbors rent. Who pays for damages?

I was wondering who would pay for damages if my neighbors or their family destroyed my property? The neighbors rent so does the landlord pay or does the renter pay with renters insurance(considering they even carry it). If they don’t carry renters insurance do we take them to small claims court? I know nothing about home ownership and insurance and I would like some ease of mind.

Can I get out of my lease if things in the house keep breaking?

After I moved into the house I found several things wrong. Some things never worked but the landlord failed to tell me before I signed the lease. They come and fix things but they just break again within a week. I’m just not happy living there. Is there any way I can get out my lease under these conditions?

I am currently renting a house for $1300 a month. I want to buy the house but I have no money saved. I was thinking of working out a rent to own agreement at the time of my renewal which is in november. So right now i am trying to get some ideas of how to present a fair deal to my landlord and allow me to save some money. What would ba restructered fair payment that would benefit the both of us? What can you do if the person you leased a house with disappears in the middle of the lease? (virginia)?

I came home one day and the house was empty. I called my roommate and she said that she had something worked out with the landlord. The landlord says that he told her he’d look into letting her out of the lease but hasnt made a decision or called her back. As the remaining tennant, what can I do? Can the landlord really let her out of the lease and stick me for the full rent? I live in virginia.

he hasn’t paid the morgage in a few months and the house is about to go into foreclosure so he is trying to get a fast sale. We didn’t pay him the rent this month but we set it asaide and a different bank account, are we doing the right thing, does he have to buy out our lease or the nes owner or are we just s.o.l.

Should I rent-to-own a property from my boss?

My Boss (I am one of 3 employees in her small business) has an empty house; and after I’d complained about my current landlord,she offered to rent me this home. She originally offered to rent-to-own after talking about only renting it; then sugested that we draw up a renttoown agreement. I was skeptical and uneasy about renting from my employer, and let her know that. Now she is pressuring me into buying and just today wants to shorten the time before I’m required to buy to just one year. She also wants to put a 20 year contact that the house has to be owner occupied; and it’s right down the street from a university. She very much doesn’t want to rent and have me not purchase; However I don’t know if A. I’ll have good enough credit by that time or B. will still be in the area (my fiance might be getting a new job that requires him to move)
She has also doesn’t forget those who she’s seen has “wronged” her, I’ve seen her not act fairly on past employees, and could jeapordize my future

On the plus side she is giving me a very fair price, i will have the opportunity to live in the house before I buy to find out any problems, she’s said she will re-side the house for us, and i’d pay off $14,000 w/o intrest off of the purchase price. Plus I like the house, and I am tired of throwing away my money renting.

Can i refund rent paid in advance when the person who sublet the property without the knowledge of landlord?

I rented this double room and paid a month’s rent and security deposit. The woman (one who rented the property) asked me to leave the property mid of the month. She even gave me a cheque. Next thing i know she stop payment for cheque and is now saying i left the place on my own accord and refused to refund my half month’s rent and security deposit (it seems i messed up the property). I told her that i would move back in as i have already paid the rent for the whole mth. She said she won’t allow me into the property. What do i do? I have made a claim against her with small claims tribunal. Is there a chance of me winning?

Landlord changed locks, and removed personal property while I was away on vacation is this legal?

I had a rent dispute with my landlord over work I performed for him that was suppose to be applied to my rent. I went out of town over the Independence weekend. Apparently, my neighbor told the landlord I was going to be gone for the weekend. I returned Monday evening to find the locks changed. Since I have occasionally locked myself out of the house I climbed through my patio window to gain access to the unit. To my surprise, I found almost half of my possessions gone. The landlord then apparently called the police and told them I broke into the apartment. The police made him give me keys to the apt, and told him that if he wanted to evict me he had to go through the courts. Well, I was served later in the week with an eviction notice.

In the eviction notice he states that I was three months behind in my rent. Not correct. I paid cash for the rent, and had receipts. But now they are gone, he took them when he stole my stuff. I have subpoenaed the neighbor to show up in court (he knows the landlord illegally changed the locks, and took my stuff), but how am I going to prove that my rent was paid, and how am I going to get my stuff back?
Oh, by the way, this is in Fort Wayne, Indiana.

How to buy house from my landlord with no money down?

I am renting a house that I’d like to buy. The landlord has a mortgage on the house. I don’t have enough money to come up with a down payment. Is there a legal and safe way to buy the house from the landlord and finance it through him for a period of time?
If the landlord cannot payoff the mortgage without selling the house first, is there a way for me to be the owner of the house, finance through the landloard, who then finances through his mortgage company? Is this legal to do and is there a way to protect yourself if it can be setup this way?

In the state of CA, if the owner of rental (single-family home) have to pay for the tentants moving expense. My landlord wants to sell the rental property to a family member, they have given us a 90 notice (verbal), but since give us a written notice back dated to April…the only reason they are selling the home is they can’t afford the up keep; we have lived in the home for 12 years and is current with the rent…it is a month to month lease. I am interested in a commercial property which is currently leased by someone. I plan to take over it due to a business and there is no bad intention on my part. Heard that this tenant can’t pay his rental. I have approached the management about renting a small space from it. They told me to speak to the tenant which I did. He rejected me.
