Can my landlord break our lease if he has sold the house in which we live?

We signed a lease on a house that will expire on April 30 2010, however the landlord just informed us that the house was sold and that we will need to vacate by the end of November? Can he do this?

My landlord contract the property to an agency, can they change things in the existing lease I have with her?

The agency has changed everything about the lease like; when rent is due, how much the late payments will be. Where the landlord use to do yard work, now the responsibility is placed on the tenants. They also stated in the notice of change that they can enter at any time without any prior notice. Please inform me of my rights or let me know of some websites I can visit to obtain this information.

Hi all =)
Any input or advice would be much appreciated. My roomates and I are renting a condo in the Los Angeles area. My landlord has just informed us (orally) that he intends to sell the property. We are on a year-long lease and only 7 months in. The contract is valid until August 2007. He told us that he is giving us a 60-day notice starting this Sunday to move-out. Isn’t there a law requiring him to give us a reasonable amount of time to move out or to honor the contract until its full term? Is a 60-day notice considered reasonable?

Vacating a house 2 months before end of lease. Do I pay rent or does security deposit cover?

I am moving out of a leased house on May 5 with 2 months of rent remaining. My landlord says I need to pay her rent as it is due in May and June, then she will send me my security deposit because the security deposit cannot be used for last months rent. I believe that this applies to the last month that I am physically in the house (April). In California, landlords must return deposit within 21 days of vacating the apartment. My security deposit was for 2 months rent. Am I wrong to assume that we should just “settle up” after I vacate the apartment in May using the funds from the security deposit?
Since the security deposit is due to me within 21 days after I move out, are we not just “swapping” money? She has already inspected the house and found no major damages.
That’s the point I am trying to make. if she inspects the house and no damages are found, why would I give the landlord more money and wait for her to send me a check. I am paying my bills and have no additional liability to the landlord.

How long is the status of limitation for rent dispute on a commercial property?

I am small business owner and had a month by month lease agreement with my landlord. When I terminated my lease on August 30, 2006, I gave him 30-day and he rented the property out 3 days later and gave the new tenant the key immediately. The landlord did not charge rent to the new tenant during the first month. Instead the landlord holds my security deposit (about $1400).

Shall the landlord refund my deposit? If yes, is it too late to go too Small Claim Court after New Year? Thanks for answer.

Is this bad luck, or just no luck at all. vacation from hell?

My in-laws (Mother, father, sister and brother in law) and grandparents in law went on vacation with my husband, myself and our two kids. My husbands younger cousins and their friend came with us. His parents rented a cottage on a local lake. I know this probably is going to look like the vacation from hell with the in laws…but the in laws weren’t really my dilema for the week…

Bad luck begins..
Sunday Night- First night of vacation, my mother in law tries to call me out on something. Of course she had already had 3 rum and cokes, and my father in law was working that night. I told her I didn’t appreciate her talking to me like that. Eventually it cascaded into everyone not wanting her there.

Monday Afternoon- my landlord the previous week out of the blue decided to sell the house. We live in a house converted into two units. Both of us are on a month to month. We are looking for more space and she is looking for something smaller just for the two of them. So monday they schedule a walk through. So we drove back from out vacation straightened up a little. We were waiting on the boat to be finished so we could tow it down. Which monday night it was. So we brought it back to our house. My husband decided to check the transmission lines on the truck since it was leaking fluid. He takes the truck off the jacks and it just rolls on backwards. He runs and pushes on it. Found out the gears jumped over one. So now… there is no park… its reverse, reverse is neutral, neutral is drive, and do on. Great… so a storm rolled through we decided to stay home and venture out tuesday.

Tuesday Afternoon- we were all set to go, just remember to put it in neutral and throw on the parking brake. I took a seperate car behind him and the truck because of the amount of stuff we already brought down our first trip and what we were talking down this one. We made it all the way back to the town and went to the boat launch. My husband got out of his truck to talk to me, and well… forgot the e-brake. Well if you can guess what happened… you got it right… the truck and boat came rolling at my car. In obviously my most achieving attempt to avoid being hit by the moving object I put my car in reverse… but I didn’t move… my car lagged in its reversal. My husband stopped the truck, and well I backed out and slumped over the steering wheel. I just watched a 35 HP motor we just spend $300 in prepping for this trip come crashing into my vehicle. Suddenly this trip has become a little more expensive. Not to mention if you ask anyone that knows my car… its a magnet for disaster, and I can actually say this was the first time I was in the vehicle when it was hit.
Needless to say we got the boat in the water and it ran nicely.

Wednesday- The first real uneventful day out of them all.

Thursday- My husbands mother was at it again. So my husband was upset with her but taking it out on me. I left for 3 hours. When I came back his grandmother said that he went for a trip in the boat looking for me… yah… right… Men and engines…

Friday- My daughter and her great grandfathers birthday. There were 30 people in this one bathroom three bedroom cottage… need I say more… I think not…

by saturday, I got my first ever sun burn… before my son was born I would tan vary easily after my son, I get hives from the sun….

So tired, cranky, sore, battered and sun burned… was this bad luck, no luck or just simply the vacation from hell… and I just need another one?

Small business owner having a dispute with Rent Increases with the LandLord. What are my Legal options?

We have a business in a small commercial lot. And in that lot, there are 6 other businesses that are running and 2 are vacant. Our lease has expired and the landlord wants to raise the rent. So we have not signed a lease and instead we have been paying the original rental payment every month instead of the inflated amount the landlord expects. This has been going on for 4 months and every month the landlord just adds on the difference of what he expects to get, while we just keep paying him the original rent amount. Since there is no demand for new businesses to enter, I’m assuming that is the reason why he isn’t taking any steps further for the eviction process or maybe he is afraid someone might leave thus losing further income on his property. So my question is: Will I be legally liable for the total amount that the landlord is trying to get from us? If I decide to move, can the landlord take legal actions and collect the money from me.
