I’m planning on doing a loan modification and currently have a tenant in my property whose lease will not expire until april 2010. Frankly speaking that property was intended as a primary residence but because of economic problems was forces to look for alternative means in order to make ends meet. Can I release my tenant from her lease agreement? I post this question because she is more than interested in being release from her agreement with me.

I’m leasing a house in PA and want to get out of it due to issues with room mates. I was thinking I could just find somone else to fill the paper work out just like i did and replace me as the person paying the rent. not subletting but actually replacing me. one of my room mates said thats not possible and i have to finish the lease agreement before i can move out. i really need to get out of this lease, can anyone help?

If you have a rental lease for a property in California and the Co-Signer lives in Texas (notary needed) does the notary need to notarize the full lease or is the Co-Signer Agreement enough? Also why would a notary require that there is a notary line to sign on the lease?

My wife and I are looking to buy a house and we currently have a lease on our rental home until Dec 31st. We want to break the lease and buy before home prices start going up significantly again. Any advise? Any loop holes? We live in El Paso Texas.

I have a parent that is in a bad position just left a horrible relationship and now he’s moved his family and 7 dogs into the property…just not sure if we have to do a 30 day eviction notice or just call the sheriffs office and have them handle it? She’s no longer in that state now.

We leased our property to these two ladies, both named on the lease agreement. One of the ladies moved out and so a new roommate was brought in. We, the owners need to move back into the property. We have given them 30 days notice. The lady named on the rental agreement has moved out, the new roommate not on the rental agreement has decided she needs another 30 days. Now she has stated she will get an attorney, so she can fight us and stay on the property. What can we do??

What a mess. I leased my home through a property management company for a one year term. About 3 months into that lease, I asked the property manager is the tenants might be interested in staying another year after their 1 year was up. She said possibly. I indicated I would be open for going another year.

We are now at the 7 month mark and our other home sold, so we are preparing to relocate across the country to our leased home in 5 months. I send her an email to let the property manager know we will be moving and to let the tenants know. I figured a 5 month notice is polite. Well this is when she dropped the bomb on me. She has already signed a new lease agreement with the tenants for an additional year!!! She said I approved it in the 3 months mark email and now I have to live with it. This is a mess as we have to reside in our home. What legal aoptions do I have? I never agreed to this in writing, she casually mentioned it in an email. Any help is appreciated.

A house leased for 1 lac ( without rent) for 2 yrs. Lease ended but both the parties r silent and house occupied by tenant and the lease amount is with the owner. Now can both the parties can simultaneously exchange the things or the Tenant has any speical rights? Tennant demand cash but owner want to pay by a/c payee cheq. Advice please

my mom has told me that i will be inheriting a house that she owns that currently sits empty. however she has decided to rent this house out now to an elderly woman for a very very low rental price. what concerns me is that the lease agreement they signed states thet the tenant shall remain in this lease agreement until she no longer wishes to. in other words, she is to live there until she dies and that could be years and years! when i inherit the property what changes can i legally make as the new owner? I live in a different state and this sounds like it will be quite a hassle for me to deal with.
