How to find houses to rent in Ann Arbor Mi?

My girlfriend and I have lived in Ann Arbor for almost 3 years in apartment complexes. Our lease is up in July and we are looking into new places.

What are some resources (sites or places) to go to that will help guide us to some available houses to rent. We’re looking for small houses, duplexes, and condos. We dont want anything that requires us to pay the property taxes though. We are looking for anything around the $700 range. Any advice is appreciated!

I’m thinking about buying a small apartment complex. The income would be around $300,000 a year after property taxes. I know I would have to pay property taxes, but would the government also tax the $300,000 income?

Rental Income or Losses incurred with Fractional Rental Property?

A common option for rental and vacation property today is fractional ownership. You simply own 1/4 of a property in my case a condo. The terms are sale are identical to a Full Condo except you only receive use of the unit for 13 weeks a year. We use about 2 weeks of 13 for personal use and we always have to designate this with our Rental Management company as part of the process.

The main thing here is how can I claim my expenses as a loss? Our income does not exceed expenses and I’d like to use the losses to deduct from our taxable earnings.

Can i use the full amount of Items like the interest on the mortgage, the condo fees, property taxes, rental management fees, etc.? Or since this is fractional property, do i have to proportion these fees.

Currently the way I see this, is I used the property for 2 weeks… So in turn out of 13 weeks total only 84.6% of the property was available as a rental property (11 weeks) vs. vacation property (2 weeks).

Any indication on the proper direction on this would be greatly appreciated. Thank you. (Filing taxes in Canada).

Driving to work this morning, I read a license plate bracket that read:

“IT PAYS TO HAVE A REALTOR”…

yes, it sure does pay, as it serves the realtor, not you and me…look at the prices of home in the past 5-years…you gotta wonder if the realtors in the US are following the same model as the oil companies, gouging us for 6%, to be driven around in a leased car, Botox smiles and all. Only in America can one earn so much for doing so little…and then the dirty tricks played by the escrow companies, banks(aka nickle and diming to death)

Realtors: when you write the check for property taxes, remember, your not part of the solution. Your part of the problem…

We sold our home with a good attorney, saved about $15,000, which is enough to take a nice vacation.
