Should I sell flip property on my own or get a realtor?

I have previously bought a yet to be constructed property earlier this year. It will be completed mid next year. I want to flip it for profit- but unsure if I want to try selling on my own or get a realtor. If I get a realtor she may take a huge bite out of my proceeds. Considering the place will be brand new and in an up and coming area- I figuered it would be relatively less painful to do so on my own- thoughts??

Can I lease my house under this circumstance?

My realtor showed my house to an interested party and we drew up a lease and submitted it to them for review. I did not sign it. They have not gotten back to me and now someone else wants the house.. Am I obliged to the first person? Can I rent to the second person if they sign the lease? I have a call into my realtor but would appreciate an answer here as well.

How do you buy property for the first time?

My rental contract expires in June, and I would like to buy a place of my own if possible (a condo probably). What steps should I take to do this? Where would I look for property that is up for sale? Do I need a realtor? How much credit do I need? What’s the typical down payment? How do I get a mortage? Etc and so forth.

What if we can’t be there for the closing on a property we’re purchasing?

We had a vacation planned a year ago. We’ll be out of the country on the date of our closing. We tried to get a 1 week extension but seller won’t budge. What papers can we sign before we leave and can I designate my father as Power of Attorney to finish the transaction until we return?
My realtor was able to work it out with the listing agent and we’re now going to close a week before we leave!!!

Can I sell a commercial property to my father outside of my Realtors contract?

I have been trying to sell my commercial property for awhile and now my father’s interested in purchasing the building for his own purposes. The problem is that I’m still under contract with a realtor until 5/09. Is there anything that would exempt us from our realtor’s % if we sold it to my father since he’s family? Or should we just wait out the contract?
BTW: We did not write my father’s name as a possible buyer when we signed the contract.

Do I sign the shore house lease when I put down the downpayment?

Im getting a shore house and paying the realtor 500$ as the down payment so we can have the house. Is this when I sign the lease? I would think so because I am paying him and there needs to be some kind of proof of when he received the money. (im paying by check too)

Or is the lease when I pay the full amount?

I am interesting in leasing a home. I accidentally spoke with a realtor (thought she was a secretary) who wants me to send a credit report to her before talking about the house. I talked to the person who’s name is on the sign outside of the house and she wants to show me the house and do a credit and background check. Who should I let handle the leasing arrangement?

When realtor buy an investment property and put their realtor rebate back to the settlement, is it taxable?

I have two answer.

1) If put back to settlement, it is not taxable. It only reduce your purchase price, when you sell your investment property, you have to pay tax. You only need to pay tax if you get check directly from the builder.

2) Another group think 1) only apply to second home. For realtor buy investment property, even realtor put rebate back into settlement, they still have to claim it as income and pay tax on it.

Which one is true, any website as support document? Thanks.

If the law will be different from state to state? I am in Maryland.

I am getting ready to put my home on the market and I have one in mind that I want to put an offer on. I talked with the seller of the home I want and she has been great in giving me information on the home that normally would not be disclosed – the home is a fixer and she has let me know the range the family is willing to go down to, the personal reasons why theyre getting out of it, etc. For this reason I feel I have loyalties to her to buy this home, but I have someone else in mind if I am going to be selling my home. I want to use someone more aggressive – this seller is on vacation a lot, babysits her grandkids often, etc. I want to get my house sold asap, so i want the aggressive one to sell for me.
The catch – The seller of the home i want to purchase is willing to sell my home for 5%, the realtor I want to sell my home is willing to sell for 5.5%
What is your opinion on how I should handle this and not P*ss anyone off! ;o) Thanks

Is there a company out there that buys land and is legit? I need to sell 5 acres FAST?

I know there’s that company “We Buy Ugly Houses”, is there something like that for other property? We bought 5 acres with the intention of building a house. We now want to buy a house and use the profit from the land as down payment. Any ideas? We listed it ourselves and with a traditional realtor but no luck.

I just bought a rental property at the end of November, I got tenanats in mid December. The tenants really want to buy the property from me. They have the cash to do it. But I am not sure how to sell it to them with out going through a realtor. I am sure I could make a small profit from the deal.
