should I sign a lease with property management when they tell me the owner is not able to show up?

lease property

I rent a 1br in Brooklyn. it is my first time dealing with brokers in Brooklyn. I got approval from property management for 1br today. they want me to sign the lease on this coming Monday. I ask to meet with owner in person when I sign lease. They told me the owner is not able to show up. I am wondering if I should sign the lease without owner’s name on the lease. Is there anything I should be cautious when I sign my lease? Is there anybody out there who have similar experience? Your opinion will be helpful to me.

Our landlord hasn’t returned our phone calls in over a month. The city came and inspected our property and it’s safety requirements and our landlord had until Feb. 7th to fix the problems. We called him at the end of January and he has yet to return our calls or voicemails. We didn’t send him rent which was due no later than the 3rd hoping he would contact us, and it is now the 12th and he has still not contacted us. What can we do? I am in Texas.

What should we do with our house? Sell and pay off debt? or rent and build money/equity?

sell property fast

We’re moving and considering our options on what to do. We have a total of about 30K in debts from a student loan, a home equity loan, and an auto loan. We also have a home where we still owe the same amount as when we first purchased it, but the value of the house has increased by at least 50%. We both have good jobs and are able to pay down the debt that we owe at a rate of about 5-7K/yr. We are considering two options for our future finances. Which one is better?

A) If we sell the house, we could sell it for enough of a profit where we could pay off our 30K in debts, and still have enough money to put down 10% on a new house. The money that we are using to pay off debt would now become additional income for us. So we could be entirely debt free.

B) Keeping the house and opening it up for a rental property. We would have to continue to pay off our debt, but at a faster rate b/c we have a new source of income. This ~$500/mo could be long term after our debt is gone.

A or B?
Staying in the house is not an option for us. We are being relocated because of work.

Never Been Here Before: “Credit Card Debit” can I pay Just?

sell vacation home

I have always had near perfect credit scores all my life. Now with the economy taking a nose dive I can’t rent out my vacation rental home any more.

It was renting for $750. a week which was my main income. The rental is on my farm property so I can not sell it. It is rented for a very meager amount.

I can’t fill bankruptcy in the state of NC.because your home can’t be worth more than $18K. My home is worth $500.K and I can’t sell it now because I will lose out big time. This property is paid for and this is all I have to my name.

I have an attorney working on my disability case that will take months for me to receive a little monthly income.
If I pay the credit card companies $25, a month will this keep them from taking a lean out on my house? Can they make me sell my house?

How long does it take for them to take action???

The interests rates now have these 3 cards up to 35K

What can I do? I worked all my life for this log home and farm.

Quiet, peaceful, cheap. Any ideas?

Anybody have a vacation home in Puerto Rico?

vacation property

Well, my friends and I have decided to take a trip to Puerto Rico, San Juan to be exact. There will be a total of six people, possibly seven. All other trips we have stayed at a timeshare or something like that because of the number of people.

I am wondering if there is anybody willing to rent one out to us for a week in March (March 10th-17th). We are looking for something that isnt too far away from the night scene and close to resturants. We are all adults so you do not have to worry about us disrespecting your property or damaging anything. And if nobody is willing to rent one out, would you kindly point me in the direction of acquiring a place.

And if anybody has any suggestions on where to stay or what to do while there would be great as well. I am open to any helpful suggestions. Thanks
Thanks.

Is there a usual method of moving from one rental property to another without overlapping rent?

What motivates a Solicitor when conveyancing a property?

rent small property

I’m selling a property and the Solicitor seems to be taking a merry time over getting the legal work finished. I understand that he in turn has to wait on others but I have been phoning him week in week out for two months or more now when I was originally told that because it was only a small property it wouldn’t take long and the buyer was very keen to complete.

Every time I phone the Solicitor seems to have a ready (and new) excuse, yet I asked him if it was likely to be this side of Christmas as I was having to find a place to rent in the short term. If I’d rented when he’d intemated then I would have paid two months rent so far for nothing, while the sale property lay empty!

It’s got to a rediculous stage where I feel guilty for bothering him!

Having sold only one other property before this behaviour seems to be nothing but typical, but does anyone know what I can say to motivate him as my pleas don’t seem to have any concern at all?
