Yeah, two questions in one, I know. So much the harder to pick the best answer. Anyway, I have barberry bushes that are growing very well (prickly red-ish bushes). How can I propagate them? I want to put some at the vacation property 3 hours away.
I also have beautifully blooming old cherry trees that give a lot of shoots close to the trunk and from the roots. Can I use those to propagate? I own root hormone powder (if that’s of any help). What do you think? Thanks

I work for a vacation ownership company and the #1 group of people who buy from us is teachers. I think it would be beneficial for me to be able to speak in front of the entire school board staff and try to sell them some vacation ownership property. I’m considering renting a beach condo in St. Simons Island, GA. I contacted the owner today, and he said he normally doesn’t use a lease with his renters because he is not a broker, he just owns the condo as property and rents it out when he isn’t using it. I’ve had bad experiences in the past with rental properties, like being charged thousands of dollars for damages I didn’t do. This man doesn’t live in St. Simons- he lives in the same state, near Atlanta, and he will not be present at check-in or check-out. He will send me all the information I need in an email once I pay the last half of the rent. How can I protect myself here? I don’t want there to be no contract and then he try to stick me with bills, run off with my money, etc, and I have no way to fight it. I’ve looked at rental lease forms, but none seem to fit this situation. He said he’d be more than happy to sign whatever I ask him to, he just normally doesn’t require it with his tenants. Any ideas?

Looking for a great WARM place. Love the beaches and outdoors. Live in Alberta, Canada. Need something that accomodates my 8 year old and 3 other adults too. somewhere in the States or Mexico I think. I’m a full time student too so I’ve gotta do this on a budget. Thought about a vacation rental property instead of a hotel, I wondered what might be cheaper for all of us. Love the sun and water so i would like to see a few nice beaches. I’d be going end of February 2007.

A common option for rental and vacation property today is fractional ownership. You simply own 1/4 of a property in my case a condo. The terms are sale are identical to a Full Condo except you only receive use of the unit for 13 weeks a year. We use about 2 weeks of 13 for personal use and we always have to designate this with our Rental Management company as part of the process.
The main thing here is how can I claim my expenses as a loss? Our income does not exceed expenses and I’d like to use the losses to deduct from our taxable earnings.
Can i use the full amount of Items like the interest on the mortgage, the condo fees, property taxes, rental management fees, etc.? Or since this is fractional property, do i have to proportion these fees.
Currently the way I see this, is I used the property for 2 weeks… So in turn out of 13 weeks total only 84.6% of the property was available as a rental property (11 weeks) vs. vacation property (2 weeks).
Any indication on the proper direction on this would be greatly appreciated. Thank you. (Filing taxes in Canada).
