My realtor showed my house to an interested party and we drew up a lease and submitted it to them for review. I did not sign it. They have not gotten back to me and now someone else wants the house.. Am I obliged to the first person? Can I rent to the second person if they sign the lease? I have a call into my realtor but would appreciate an answer here as well.

I rent a 1br in Brooklyn. it is my first time dealing with brokers in Brooklyn. I got approval from property management for 1br today. they want me to sign the lease on this coming Monday. I ask to meet with owner in person when I sign lease. They told me the owner is not able to show up. I am wondering if I should sign the lease without owner’s name on the lease. Is there anything I should be cautious when I sign my lease? Is there anybody out there who have similar experience? Your opinion will be helpful to me.

After I moved into the house I found several things wrong. Some things never worked but the landlord failed to tell me before I signed the lease. We live in Suffolk County, Long Island, New York. Our lease is until the end of December, however, the house is on the market for sale. Firstly, I was under the impression that a house can only be put on the market two months before a lease expires; can anyone confirm this? Our landlord hasn’t returned our phone calls in over a month. The city came and inspected our property and it’s safety requirements and our landlord had until Feb. 7th to fix the problems. We called him at the end of January and he has yet to return our calls or voicemails. We didn’t send him rent which was due no later than the 3rd hoping he would contact us, and it is now the 12th and he has still not contacted us. What can we do? I am in Texas.
