can I lease my house to bad credit guy?

two families with bad credit want to rent my house,one is american,white,another one is from south america,no credit,both can submit
last two years good apt. renting record,whether I lease to them or not?

    First of all it is illegal to not lease based on race. I wouldn’t go w/the bad credit though.

    Umm…if they have bad credit, they don’t pay their bills. Why cause yourself long term grief? Wait it out.

    Race doesn’t matter, income and history do. Things I would take into account would be:

    1) Size of family (smaller the family usually means less maint on the house)

    2) income (the more they make, the less chance of them NOT making rent payments)

    3) rental history

    4) credit history (don’t look at medical bills or really old debt, look at things in the past couple years)

    i will rent to the people with no credit , than to people with bad credit- trusted once, end up in the court and loss $ 6,000 .
    i will never see a penny from them.
    check what you can, take references and ask for bigger deposit.
