How much would a ground level commercial piece of property cost in Wan chai,Hong kong?

I am starting to look into opening a bar/pub in hk. I am looking for a rough guess as to a price for a typical property used for a pub.
Also, do most pubs/bars in hk buy the property or lease it?

    Probably no one will sell you, and in any case prices are crazy (around 18 to 25 thousands HKD per square foot (1 USD=7.8 HKD). All bar/pubs in Hong Kong are in leased property, including all bars and pubs in Lan Kwai Fong and SoHo
    Wanchai is vague, because prices there may vary too depending from location :
