your question is already answered.  if tenant need cash you can pay by simultaneously getting the key. if he need time for vacating you better pay by account payee cheque with an endorsement in the original lease agreement.

		<description>this questions kinda rough.......lease ended, automatically goes to month-to-month same rent.....unless the owner wants to raise the rent, in which case he has to give a 30 day notice stating how much, and when it starts.....they can enter into a new lease.......the owners in the drivers seat, and has to make the 1st move, if he wants a lease, or wants to raise the rent.........
if he just wants to sit on his thumb, the rent stays the same, and the tenant is month-to-month................</description>
