I’m going to rent property in Singapore. The house costs SGD3.5k a month. Will I need to pay the agent’s fee?

I’m going to rent property in Singapore using an agent. The house costs SGD3.5k a month. Will I need to pay the agent’s fee? I believe that there’s some proviso saying that if an apartment costs X amount of money, you dont need to pay an agent fee.
