References will typically include proof of identity (such as a passport), proof of employment or attendance on a course at a recognised university, and proof that you can pay the rent either in the form of a bank reference or recent bank statements showing that you have sufficient income to justify the rent.

You may also be asked to supply character references, such as from a previous landlord who confirms that you paid the rent and that there were no problems. I’ve never known anyone actually be asked for a character reference however.

When I rented I had to get them off my employer and someone who knew me well, say for over a year.

Hello, I am a Real Estate Consultant and was in property management prior. What you will need is somewhat of an average credit score and reference from you previous landlord. If your score and reference is not so great maybe you can offer to pay a larger down payment on the property, That sometimes works.
Hope that helps let me know if I can future help. Have you thought of buying instead of renting?.

I believe you need a bank reference, credit reference, employers reference and a personal reference. If you go through a rental agency, they usually sort that kind of thing out for you, assuming they are reputable.
