Help! I would greatly appreciate suggestions on alternative ways to go about selling commercial property?

Without hiring a real estate agent? Any suggestions would GREATLY be appreciated!

My grandma just died and has about 3.5 acres on a very busy road in a small town just outside of Houston, Tx. My mom has so many bills to pay and really needs to get this property off her hands. Her estate is right on a main road where there are about 7 churches, one HUGE 5-A high school, an elementary school, a grocery store, a sonic is just going in, a few banks, a post office, a gas station, and other banks and small businesses.

Her house is right smack dab in the middle of all these businesses and the town is growing. Her property backs up to two roads…

****Has anyone ever heard of a person contacting different (major) businesses and giving them info on their property to sell it? (fast-food, gas station, restaurant, Walgreen’s…)??

    You really need a broker to properly advise you and value and market that property-if you cold call you will look desperate and end up selling it for less then its worth…A broker will get that property out their for everyone to see-you may get lucky and get two competors in a bidding war for the location
