What is the best way to market our property?
My family lives on 40 acres in a fast growing area of Baldwin County, AL. Vacant clear cut land surrounding/nearby goes for $25-$79,000 per acre. We have a 4/2/2 house on 5 acres, a 2/2/1 on 1.5 acres and a pole barn w/800 sq. ft. apt. upstairs on 33.5 acres. Although we do not have county road access, we do have an easement for ingress and egress (30 foot X 1.5 miles!). Should we market each property separately or sell together on 40 acres? Isn’t It almost certain the only person interested will be developers?

That’s a question for a local real estate agent, who understands the local market.
Where I live, developers would snap that up, but in your area, who knows? Answer: local agent.

I agree with quizzard. It all depends on the local market.
My suggestion is also to consult with a knowledgeable real estate agent, who can advise you.
As a real estate agent, I would try to appeal to the largest buyer pool possible. Thus I would list the three properties separately with indications in the MLS description that the entire property can be purchased. Decide on prices for each of the 3 parts as well as a price for the whole thing. There may be someone who would want to purchase one of the homes. If you haven’t already had a survey done, you would need to decide what part of the 40 acres goes with each house and have it surveyed accordingly. You will also need to consider easements to each part of the property. And you may need to get permission to do a lot split from your county.
If a developer wants this land, then the houses are a negative factor (and would be of no value), since they would probably need to be removed to accomodate a subdivision. And 33 acres is still a good sized piece of land to make a subdivision. You may be able to get more money selling the properties separately.
