Trying to Sell Property in Las Vegas. What will be the best offer Money Back or Improvements?

Is a 1.5 Acres Horse Property, Sub-Dividable with a 3600 sqt ft Custom Home. Appraised for $1,250,000 on July 15. In the market for $1,139,000. I was thinking to offer a new Pool, or additional 3 car Garage or money back.

I’ve had my property in the market for a month or so (in miramar, florida) and no offers. I’m even offering at a price less than what I owe and the market is valuing my property $30k more than what I owe. It’s a nice house, not a run down property. I’m curious to start asking company like Homevestor, etc to come take a look and just make an offer….what do you guys think? any other suggestions

Foreclosure deal Im iffy about?

So I just got a call from someone I know that decided to invest in a bunch of foreclosures with a bunch of friends (so he says). He has various listings. Anyhow, here is the thing. he called and said they are selling the properties with a 20% down PLUS he would give me an extra 20K? What do you think is the catch? He says he is just trying to sell the properties as fast as they can since they are making payments on them every month. heehee… it woud be funny if he saw this on ASK. Sorry buddy! Just trying to figure you out. I know theres gotta be a catch. What kinds of questions should I ask him?
Ok… thanks folks but what I am looking for is more along the lines of what kind of “educated” questions I should be asking him or any other person dealing with a foreclosure. I appreciate your opinions but what I am really looking for is answers from people who know the market and can offer real advice on what I should be looking for.

Question about a mortgage company foreclosing on property?

About three years ago we bought a new home. We were assured by the real estate agent that our old home would sell right away. Three real estate agents and almost three years later the house is still not sold. We quit making payments in October of last year because we could no longer afford two house payments and were falling behind on our current home. We WANTED the bank to take it!! In March 08 they filed for foreclosure, in May they filed for a default judgment. Two days ago I received a letter in the mail from the courts saying the plaintiff dismissed the case WITH prejudice. I called the mortgage company and they gave me the run around saying they could not find my mortgage. Finally after holding ten times for a total of over an hour the woman said she found it. She became very nasty because the loan was so overdue. I asked her why the foreclosure was stopped first she said it was to save my credit….come on. Then she said that they were not going to sell my house for me and that the area’s property values were rapidly declining and they would not get enough money for the amount I owe. She then told me that I had better do something fast (such as a short sale or make payments) because they are going to start garnishing wages. My questions are:

How can they garnish if they dismissed their own case with prejudice? Doesn’t that mean they cannot sue again?
Why on earth would they dismiss with prejudice unless they had lost the original loan documents or something?
Can they really garnish without taking the house, or is the house collateral that they have to use to cover some or all of the debt?

Please help!! I plan on seeing an attorney Friday, but I cannot stop thinking about this mess.
Thank you for your response bull. We did rent the house from April ’05 to Feb ’06, they damaged the house so badly we spent five months remodeling. We swore we would never do that again lol.
I just spoke with an attorney over the phone and he said they can garnish and probably will. So l guess we will try a shortsale and if that does not work he wants to do a chapter 7 bankrupty. Ugh if anyone reading this is planning on buying a new home….SELL YOUR CURRENT HOME FIRST!!!!!! Do not trust a real estate agent who says they will sell the property fast!!! That is just real estate lingo for, “I would rather have a sure buy than an iffy sale”.

Can I sell a property that has a Income tax lien on it?

I know that whatever profit there is on the sale would first go to the IRS toward the tax lien, but I am not sure how the tax lien will affect the sale. By the way, after selling the property the tax lien will not be totally paid off. All of the money from the sale will go toward the lien and it won’t be enough to pay the entire debt. Does that effect the sale?Will it take longer to close the deal? does the IRS have to sign off on it? How does it affect the marketing of the property and does it affect the buyer in any way?

I am 25% owner of a LLC which owns one 4 unit building. My wife is another 25% partner. We need to sell. Our other partners, another husband and wife, do not want to buy us out. I currently own an investment property in Florida and I am looking to sell it. I bought it in 5/2004. I currently rent an apartment in San Francisco and so the only property that I own is that one in Florida.

I’m aware of a capital gains tax that you must pay any time you sell an investment property. What I’d like to do is avoid paying this tax if possible. I’ve heard that because it is my only property, it does not qualify as an investment property and so I wouldn’t have to pay this capital gains tax.

I’ve got a great one listed right now in Colorado Springs, which I have completely fixed and am ready to flip. All new stainless appliances, all new ceramic tile, new bathroom with pedistal sink & new pegasus toilet, over $10,000 in landscaping done to the outside — But it’s been 3 months and only a few showings. I’ve recently added a free Plasma TV or a $2000 furniture gift card to the MLS, if I get a full priced offer at $125k. Any other bright ideas to move this property quick? The comp nearby that sold for $88k was a trashed VA foreclosure. The house next door that was fixed to the level of mine sold for $125.1k last year in 6 days and appraised just fine.

Buying a house(Calif.) Should I sell my home, use that as a downpayment, or rent, & use that as partial pmt?

Here’s the deal:
I want to eventually get into owning rentals, but I don’t make much $$$, so it may not be realistic.
I own a mobile home on land, worth about $80K.
Should I sell, & use that $$$ as a large downpayment on a home, or scrape together what will be a small downpayment, and rent this place out, applying the rent money to my new morgage?
I could probably get around $800+ rent.
I will not have much of a downpayment if I do this (probably $10K), and I want to get a very small, and/or serious fixer, so it will be as cheap as possible.
I’m not doing this so I can have a nice big house or whatever, just to try to get into property that will appreciate faster than a mobile home, plus like I said, get into rentals eventually, one at a time.

If you buy and sell several properties in a year, do you have to pay property taxes on all of them?

Let’s say you became an amateur property investor… and then managed to buy ten separate properties (through whatever means, don’t worry about the costs of loans or whatever– the point is that you purchased the ten properties) and got them for a somewhat reduced cost so you immediately put them up for sale for a higher price and sold them within, let’s say, 3 months, maybe less. Does the amount of property tax depend on how long you own the property or the fact that you own it at all? In other words, you only owned the properties a fairly short time and they were up for sale all or pretty much all of that time, so do you have to pay property tax or is it only if you own the property for a larger part of a year or the whole year?
