I will stay and work in Seattle from early August, 2007 for up to 6 year. With a family of 4 (including 2 children) and a budget around $1400/month. I am looking for a quality property-to-rent in a long-term basis. Advices welcome.
Im curently looking to rent out a new small shop for my business they are wanting me to sign up for a three year lease which seems the norm. What is worrying me though is if my new venture should fail i will be stuck tied into this lease.
My question is that should my business fail will i still be responsible for paying the lease for the rest of the agreed term?
Would i better off setting up as a limited company to avoid this pitfall if things turn worse in this economic climate and my business fails.

I was wondering who would pay for damages if my neighbors or their family destroyed my property? The neighbors rent so does the landlord pay or does the renter pay with renters insurance(considering they even carry it). If they don’t carry renters insurance do we take them to small claims court? I know nothing about home ownership and insurance and I would like some ease of mind.

Some home owners rent their property with the option of lease to own. A part of the rent goes towards the actual rent, while a part of it goes towards the equity of the house. Is the renter supposed to buy the house after a couple of years (say 2 years) by paying one bulk amount towards the remainder equity? Or can the renter continue to pay small amounts towards the equity each month until (say in 20 years) he/she has 100% equity? I want to buy a house eventually but I do not want to finance from bank. I want to keep paying small amounts from the rent towards equity directly to the owner. Do some landlords make agreements like that? My landlord wants to sell me her house, so I want to ask her if she will make an agreement like this with me. THank you in advance for your responses!

My brother and I inherited our dad’s share of family farm property on which there are no liens. Our aunt (his sister) owns the other half and is in poor health and not in good financial shape. Is there a way to cash out her interest (like a reverse mortgage) and still retain our 50% ownership. We do not have the cash to buy her out. We currently cash rent the property to a farmer and make enough income to pay expenses and earn a small profit.
I would like to look into purchasing a small apartment complex (8-15 units) and live in one of the units while the remaining units are offered for rent. Would the apartment complex be categorized as being a commercial or residential real estate property? When trying to obtain an agent should I approach a commercial or residential real estate agent?

Can I collect rent from the house my friends own in CA and deposit it into their checking account? Or do I need a license? I would be doing them a favor for a small fee. Nothing big just one small home from one friend to another. Is this possible legally? Is there a loop hole that would let us do this?
